General Information:
Because the amount of money Missoula Housing Authority receives each year is declining we have to find ways to make the dollars we do receive go further. So the Missoula Housing Authority has decided to apply for permission to sell 20 single family homes in the South Hills area of Missoula because they are less cost-efficient to maintain. The homes will be sold on the open market to the general public.
Single family homes are expensive and inefficient to maintain and over the next five to seven years the units will need expensive upgrades and repairs. Most of the units cannot be made accessible to persons with disabilities to meet current regulations and those that can, the cost to make them accessible is prohibitive.
Using the money from the sale, the Missoula Housing Authority will build approximately forty new units, mostly one and two bedroom apartments (where the demand is biggest) and a smaller number of three or four bedroom units. These units will be for rent, or perhaps even homeownership by our participants. In addition more units will be accessible to people with disabilities. The new units will be closer to services and public transportation. This building program will also increase the number of units available to our participants thus helping to alleviate the low-income housing shortage in Missoula.
The US Department of Housing and Urban Development (HUD) will have to give permission before any units are sold. We expect that permission will be given around October 1st, 2008 at the earliest, and that all tenants will be re-housed between three and six months after that. Each family will be given a 90 day Notice to Move after HUD approves the sale. As families are re-housed, the vacant units will be put on the market and sold to the general public and to any tenants who may qualify to purchase a home using a Section 8 homeownership voucher.
During the re-housing period and after, all the families will continue to receive rental assistance through their choice of living in another Public Housing unit or living in private accommodation through the use of a Section 8 voucher. Families who are required to move can hire a pre-approved moving company paid for by the Missoula Housing Authority or move themselves and receive a moving allowance. All tenants who are required to move will receive a utility connection allowance again paid by the Missoula Housing Authority.
In addition, all tenants who are being re-housed will receive Housing Counseling through our Housing Coordinator, James Weir at (406) 549-4113 x 115. James is available from 10 am to 4:30 pm every Tuesday, Wednesday and Friday. Housing Counseling services include helping tenants find new accommodations, how to enroll children in a new school, referring tenants to other Missoula Housing Authority and community resources and answering any questions. Missoula Housing Authority is committed to making the tenants move as smooth as possible by providing information, help and assistance throughout the relocation period.
